Good UrbEx kit:

Flashlight: preferably a maglight or something with some kick. Can double as a weapon if it's heavy enough. Helps with photos too.

Mask: Not necessarily to conceal your identity, but to protect your lungs! I used to have real bad coughing fits for days after an exploration if I didn't wear a mask. Turns out it was asthma, but it's still a good idea to wear a mask in case you encounter mold or the hidden devil: asbestos. If you're going cheap you can get a paint mask from Home Depot or the like, but it's best to spend more and get a good mask. There's a guide on masks stickied in this forum.

Tripods are good. Low light and all. Good camera is also good.

Cell phones and/or a friend. (Preferably a friend that is willing to help you out of trouble without question if you hurt yourself, which is a possibility.) I usually take my sister along. She waits in the car, and knows to get help if I'm gone for more than a few hours. I'd rather get arrested than die. (Google corrections seems to think I would like to get arrested and then die. I don't want to do both!)

What's really important to have though, is ingenuity, common sense, and patience.

Ingenuity for getting in, common sense for what to avoid when you get in--to avoid getting hurt--and patience if you're waiting someone out or, if you're not quite sure the place is abandoned. You can check the place for activity over a period of several weeks. It takes time, but it can be worth it.

Always carry half an onion. When the time comes, you'll know why.

I remember my first exploration. Didn't bring my onion, and almost got into some serious shit. As I was running, I look down, and behold there grows a patch of wild green onions. Fucking thanked every lord and deity of every creed for that. I still have one or two of them in my freezer, for posterity.
