Keep your eye on this location... something's happening with it since being purchased by a demolition company.

Although the former Northern Breweries building on Lorne St. has been sold to the owner of a demolition company, there aren’t any plans at the moment to tear down the historic structure.

“It’s not necessarily coming down,” said Ward 1 Councillor Joe Cimino.

According to Cimino, the new owner is Victor Priestly, the owner of Aurora-based Priestly Demolition Inc., as well as a salvage company. Priestly isn’t new to the Greater Sudbury area. His company has been a contractor with CVRD Inco for many years.

It’s this knowledge of the Sudbury market that inspired him to purchase the Lorne St. property, Cimino said.

“He’s looking at this as a business venture outside of his demolition [business],” said Cimino. “He’s been doing business here, sees that the market is hot, and I think he’d be open to anything, obviously as a businessman, that will bring him a return.”

Cimino acknowledged the heritage aspect of the building and would like to see the “core” building remain.

“I’d like to keep some component of the building as is,” he said. “That centre piece I’d like to definitely see stay up.”

The councillor said Priestly has expressed an interest in meeting with him and Greater Sudbury Mayor John Rodriguez to hear their ideas for the property.

“I met with his associate Friday night,” Cimino said. “[Priestly] wants to meet with myself and the mayor in the near future and he wants to discuss what we’d like to see with it.”

However, the city doesn’t have any financial stake in the property. The approximate $55,000 in back taxes were paid off at the time of the sale by the former owner.

“He doesn’t need money from the government and the taxes were paid off with the sale,” the councillor said.

For his part, Cimino said he’s been “floating” the idea around about possibly turning the vacant building into an architectural school or an offsite theatre rehearsal centre. Another idea is to turn the top floors into student housing or lofts and the bottom into commercial space.

I spoke with the rental agent today and he indicated that the building has not been sold yet. In other words, it is still in the hands of the demolition company pending sale to someone.

It's not likely that it will be demo'ed this year but does not explain the heavy machinery. Still waiting to hear back from Priestly as to their disposition on the property.

You could probably get in by contacting the realtor, it's been done before but you know how busy realtors can be. Other than that, there is no readily available POE.

If you told the realtor that you are interested in buying the joint as opposed to just some weirdo with a camera he would probably show you around.

Don't expect to see any changes at the mothballed Northern Breweries building on Lorne Street anytime soon -- despite what appears to be pre-demolition readiness.

"There is no work slated for the building at this time," said Vic Priestly, of Priestly Demolition Inc., in Kettleby (near Newmarket), the building's owner, on Wednesday.

"The machines are just parked there. They are simply being stored there. We are trying to sell the tanks of the building, but it has nothing to do with the demolition of the building. There is no action at this time."

Priestly added if someone is interested in purchasing the property, it's available.

"If you have somebody who wants to buy it, give me a call," he said.

While two Priestly Demolition Inc. trailers and two large front-end loaders are now parked on the site, a huge sign remains up inviting interested people who want to buy or build something out of the sprawling, boarded-up structure, which has sat idle for several years, to contact either Larry Gauthier of Mallette- Goring locally or Wally Pollock of CBRE in Toronto.

Northern Breweries is no longer in business, shutting down for good following a short-lived reincarnation in 2005-06.

In late 2004, a group led by Toronto businessman Leo Schotte bought the company.

Schotte's good friend, Bill Sharpe, who became Northern Breweries' chief executive officer, introduced a five-year business plan, but resigned after an 18-month, unpaid stint.

By July 2006, Northern Breweries' debt had reached $7 million.

The City of Sudbury was owed some $640,000 in back taxes on the site as of 2004, but decided to waive them in exchange for a pledge by the new owners to revamp the brewery.


In November 2007, a Toronto company bought the Lorne Street property and paid off the then $55,000 in outstanding property taxes.

The City of Sault Ste. Marie has been trying to sell the dormant Northern Breweries property on Bay Street since 2008.

While the city is owed back taxes, the federal government has two liens on the property courtesy of unpaid Income Tax Act taxes and Excise Act taxes, totalling $160,000.

An attempt by the city to sell the property through a tax sale failed in June.

No bids were received by the June 24 deadline.

A minimum tender of $465,792.67 was requested -- the equivalent of tax arrears plus interest and penalties owed to the city at that time.
