MARIE — The former Northern Breweries property will be demolished upon the completion of the sale, the lawyer representing the purchaser said. Robert Dumanski said his client, a local businesswoman, purchased the property for its location and land value without viewing the inside of the building. Dumanski is handling the sale in trust for a yet-to-be incorporated company. But his client, who still doesn't want to be identified at this time, wants to end media speculation about the property's future use. "The building is in a state of severe disrepair and cannot be rehabilitated," Dumanski said on behalf of his client. The building will be levelled shortly after the sale closes this spring, he said. Dumanski said he is still targeting an April 30 closing date and due diligence on the property is under way. Future use of the land remains undetermined at this point but it will not be used as a brewery, he stressed. "My client has a number of ideas that are being considered right now but she knows that it is not feasible to use the building as is, as a brewery," Dumanski said. He said it could take one or two construction seasons before plans reach final fruition for the site. In February, the city vested the Bay Street property in the municipality's name in order to sell it and received a return of some of the back property taxes owed on the property. The city received a purchase offer of $511,000 for the property, about $12,000 more than the asking price listed with Regent Property Management Ltd. Dumanski said that any equipment in the building, the chattels, are not part of the sale and will go back to the former property owner. The sale means the city will again be able to collect property taxes on the 1.8-acre downtown property, currently zoned riverfront commercial, which means high-quality landscape requirements are essential to create a park-like setting. With its current zoning, the property could also be used for hotels, institutions, office space, arts and cultural centres or residences. Peter Liepa, city tax collector, said that if the building on the property is demolished, the owner can file an application under the Municipal Act S357 for a review of property value. Ultimately, the Municipal Property Assessment Corp. reevaluates the property by subtracting the value of the building from the value of the land to reach a new determination of property tax owed. Liepa said the property is currently listed on the tax roles as 'industrial taxable.' The city's vesting process and an agreement with the federal and provincial governments, who both have monies owed to them from the property, allows the city to recoup 46 per cent of the net proceeds of the sale, unpaid education taxes will receive 17 per cent and the Ministry of Environment two per cent. Canada Revenue Agency and the Ministry of Revenue will each receive 18 per cent. Unpaid property taxes owed to the city, dating back to 2005, was listed at more than $465,000 more than one year ago. Northern Breweries closed its doors four years ago, after struggling through bankruptcy protection and changes of ownership. The Source

AFAIK, you have won the award for north-most Ontario user. All the demolitions I've seen have taken place over the course of a few days so keep an eye open for the first day that a wall comes down and get in there!
